The Project
Royal Warwick Square is a prestigious development of contemporary apartments in the Royal Borough of Kensington & Chelsea, designed to offer modern luxury while preserving the elegance of traditional materials. To ensure the structural flexibility of the stone-clad finish without compromising its aesthetic appeal, illbruck FA880 was specified as the sealant of choice.
The Solution
FA880 was selected for its ability to accommodate the cladding system’s expansion, contraction, and movement in response to changing thermal and weather conditions. The neutral curing silicone not only maintains the building’s sleek, natural appearance but also provides the assurance of a guarantee that it will not cause migratory staining to natural stone.
illbruck remains the only manufacturer to achieve a 50% classification under the BS 8449 Movement Accommodation Factor with a guaranteed no-staining solution. This made FA880 the ideal choice for Royal Warwick Square’s high-end finish.
15,000 linear metres of FA880 were used for the cladding, which was precision-engineered and manufactured in the UK by Shackerley, with the installation expertly carried out by Martifer.
The Application

Developed specifically for the jointing of natural stone and other surfaces, FA880 has been formulated for the long-term elastic sealing of movement joints. It is suitable for use with natural stone types such as granite, slate, terrazzo, porphyry, limestone, travertine, sandstone, quartzite, and marble, as well as with concrete, ceramics, metals, glass, PVC, and primed wood.
With an extensive range of colour options and a contemporary matt finish, FA880 enhances the aesthetic value of any project while providing excellent resistance to UV light, ageing, and weathering.
